February’s buy-to-let Index shows average yields of 6.3% in January up 0.1% from December and making this their highest since March 2006.

House prices have dropped to an average of £184,908 and rents are up 0.2% in January to £11,604. Rents had seen on an upward trend through the second half of last year and tenants are now, on average, paying 8% more than in September 2007.

Wales has one of the highest yields at 7.5% with the North and North West having yields of 7.2%.

On an annual basis terraced properties have a yield of 8.6%, detached property yields are 3.6% and semi detached property is at l.6%. Flats in general have fallen 1.4% over the year to January 2008.

Those that predicted higher rents and large demands for rented property were correct.
